We bought a place that had been shut up for three winters. They went in the attic first and found soft sheathing along the whole north eave that the home inspector had passed. The deck line was on the quote before they started.

Called in October and was told to wait until spring because the roof was holding and the shingles would not seal properly on a cold empty house. They came back in April as promised. I did not expect to be talked out of spending money.

The leak was the back porch, which turned out to be too shallow for the shingles somebody had put on it. They replaced that plane with a membrane and left the main roof alone. Two other companies had quoted the whole house.

They did the venting and the ceiling air sealing while the deck was open and explained why it had to happen then rather than later. First winter with the furnace running and there is no ice at the gutters at all.
